A lot of Redding’s drain problems are hiding inside the walls, and they’ve been building since the lumber boom.

Redding grew fast in the postwar decades — the mills, the dam, the highway. A huge share of the housing stock here dates from that era, and homes of that vintage were plumbed with cast iron drain lines running inside the walls and under the slab.

Cast iron is tough. It also has one specific, predictable way of dying, and most Redding homeowners have never heard of it.

What happens to cast iron

Cast iron doesn’t get tree roots the way clay does. It fails from the inside out.

Over decades, the interior of the pipe corrodes. Rust forms in nodules on the pipe wall — plumbers call it tuberculation, and the name is apt: the inside of the pipe grows lumpy, crusted and rough, like coral. Mineral deposit builds on top of it.

Two things follow, and the second is the one that actually gets you:

The pipe closes. A four-inch line can lose an astonishing amount of its diameter to scale and rust. It happens by fractions of a millimeter a year, which is exactly why nobody notices until it’s severe.

The pipe turns rough. Smooth pipe sheds debris. A tuberculated pipe grabs it. Every bit of hair, grease and paper that goes past now has a hundred rusty ledges to catch on.

That’s the real mechanism, and it explains the thing that drives Redding homeowners crazy: the same drain clogging over and over. It isn’t bad luck and you aren’t doing anything wrong. The pipe itself has turned into a trap, and each clog forms in the same place for the same reason.

Why snaking keeps not working here

We’ll be straight, even though it costs us the easy repeat job.

A snake punches a hole through the blockage. For a single fixture with something stuck in it, that’s the right tool and we’ll use it happily. Cheap, fast, done.

But a snake does almost nothing to a tuberculated pipe. It bores a channel through the middle of the clog and leaves every rusty ledge on the wall exactly where it was. The drain runs again — for a few months. Then the rough pipe catches the next thing, in the same spot, and you’re standing over the same sink wondering what you did wrong.

You didn’t do anything wrong. You were sold the wrong solution.

If you’re clearing the same Redding drain twice a year, you don’t have a clog problem — you have a pipe-condition problem. Snaking it again is paying to be right back here next season.

Hydro jetting is what actually addresses it. High-pressure water scours the pipe wall, taking off the scale and softer corrosion, restoring much of the real diameter and — critically — making the wall smooth again so it stops grabbing things.

It costs more than a snake. It also usually means you don’t see us for years. That’s the trade we’d rather make.

And sometimes the honest answer is “this pipe is done”

Here’s the conversation nobody enjoys but everybody deserves.

Cast iron doesn’t last forever. On the oldest Redding homes, the pipe can be so far gone that jetting it is genuinely risky — if the wall has thinned enough, high-pressure water can find a weak spot. And a line that’s cracked, holed, or collapsing isn’t a cleaning job at all.

Please skip the chemical drain cleaner

Especially in cast iron. It’s caustic, it does a poor job on corrosion and grease, and it sits in an already-thinning pipe corroding it further while it fails to fix anything. We replace pipe that was killed by the bottle somebody bought to save it.

Get the drain lines scoped before you close. In a town with this much midcentury housing stock, the condition of the cast iron is a real number in what that house is going to cost you — and it is invisible from the open house. A camera inspection is the cheapest insurance in real estate.
